January 2009
There are presently eight homes on the market in Venetian Estates. The prices of these homes range from $250,000 to $899,000. Tanya Archer has recently listed the home at 819 Piedmont. Many of you remember Mr. Rohrer, the previous owner, who lived there for many years. This home has two very large bedrooms and is perfect for an individual or a couple. Call Tanya for details. The $250,000 price tag probably won’t happen again in VE!
I have just listed the gorgeous home at 610 Piedmont. This is truly a remarkable family home with two masters (or one master and a game room), huge secondary bedrooms and five bathrooms! The home has an incredible view down Lake Venice and, with the privacy created by our relatively new sound wall, the value of this home has been greatly enhanced. To boot, this beautiful home is equipped with a complete audio and surveillance system. To preview the spectacular kitchen and bath areas and large living area overlooking the gorgeous pool, visit the website we created exclusively for VE at www.VenetianEstatesNews.com.
I have yet another great new listing to tell you about… 910 San Marino Street. By the time you read this newsletter the “For Sale” sign will be up, and I will begin showings in the first week of February. This is a great 4-bedroom home on a large lot with a long view down Lake Venice. Granite countertops and stone flooring make the kitchen and breakfast/dining area truly a wonderful place to spend your mornings. Glass doors overlooking the large yard and lake make this home perfect for entertaining or for raising a family.
You can see all three of these great homes as well as 215 Savoy ( new price) and 834 Bel Mar on Sunday February 8th from 1 PM until 4 PM. (If those times don’t work for you please call Tanya Archer, Kristin Johnston or me, and we will be glad to meet you at the homes at your convenience.)
As I mentioned in my last newsletter, things have been busy at FBRE. I sold the lot on Savoy in December and the beautiful home at 127 St. Marks earlier this month. Our new neighbors will be Alice and Tom Tannahill, who will be moving in the first week of February. Tom works in the Environmental Health and Safety Department at Rice University, and Alice teaches art at a private school in Simonton., works at the Sugar Land Whole Foods a couple of days a week, AND has a face- painting business. She and her business partner have been painting fantastic designs for parties and events in the Houston area for 15 years. Check out her website at http://www.happyfacesfacepainters.com/. Alice and Tom have two children: Kaylan, who graduated from Rice in 2007 and is the Marketing Director for the Whole Foods Kirby store (read more about her at here), and Dustin, who is a freshman at Rice. Dustin loves his parents’ new boat and has been taking his friends for boat rides every weekend!
From HOUSTON REALTOR magazine: “During a late November stop in Houston, National Association of Realtors Chief Economist Laurence Yun praised the stability of Houston home prices and predicted that Houston and Denver would be the nation’s top performers in 2009. Yun forecast at least a five percent increase in Houston home pricing, also noting that local month’s inventory has held around six months while the national rate has been approximately 10 months, another positive indicator. He stated that despite weakness in the oil patch, overall local job growth would help Houston maintain its healthier performance relative to the nation.”
During the last few weeks I have seen in increase in activity in our neighborhood. And of course I had two major sales close in VE in December and January. We must always remember that our county, our city AND our neighborhood are unique and our experiences here rarely mirror the national economy as a whole. Certainly there is reason to be cautious as we hear the news of job instability and negative financial reports. However, I will continue to market my properties aggressively and continue to have an upbeat attitude with regard to sales in the best place in the country to live….VENETIAN ESTATES!
Hope to see you on Sunday, February 8 for our “Tour of Venetian Estates”!
