Venetian Estates News - June 2011

Get On Board

Get ready this Saturday, June 25 for the Venetian Estates Tour of Homes! Seven homes will be open for viewing between 10 AM and 1 PM. My listings at 106 Capri (beautiful!), 907 Genova (beautiful!) and 419 Lombardy (available for lease!) will be open and we will be serving “light brunch snacks” at all the homes. This is a great opportunity for neighbors and friends of neighbors to spend some time getting acquainted with the different homes and lakes within Venetian. If you know someone who is interested in our neighborhood please tell them about this event and encourage them to attend. I would love to speak with them if they have questions regarding any of the homes that will be open on Saturday.

In addition to the three homes I have on tour, I have a home listed at $375,000. Please call me for more information.

In the Neighborhood
Paul and Jan Loggins Hinson purchased the home at 915 Gondola. Jan and Paul formerly lived at 918 Gondola and, as many of you know, moved to Rockport. We are delighted to have our friends back with us in the neighborhood, and I have to say they purchased one of the most beautiful lots in Venetian. The lake views are truly amazing.

Now, for the second part of the story. I recently represented Jan and Paul in the purchase of the home at 419 Lombardy. Jan and Paul will offer a lease on this home while they are living on Gondola and designing a new residence for that property. When they begin construction on Gondola they will move in to the Lombardy home.

We also have new neighbors at the beautiful home located at 111 Sorrento. Melissa and Denton Kernodle recently moved from Sienna. Denton is with Apache Oil. Melissa is a former teacher with FBISD. The Kernodles have two children, Audrey, 11 who attends FBBA and Evan, 3. Charlie, a Cavilier King Charles Spaniel, also resides with the family.

Fourth of July Parade
Sign up and be a part of the traditional VE parade of boats. Please email Susan or Howard Marblestone at susanmarblestone@gmail.com to let them know you will be participating. All boats will meet at the bridge on Monday, July 4th at 7:30 PM. The boats will travel down every canal this year while patriotic music is being played. Let’s break a record this year for number of participants!

We have a neighbor wanting to purchase a “resale” electric boat. Please call me if you have one for sale and I will put you in touch.

Market News
As a representative of HAR, I attended the Greater Fort Bend Economic Development Council meeting this month. According to Pat Jankowski with the Greater Houston Partnership we are actually experiencing a double dip in the housing market. The first time buyer tax credit apparently stole from future sales. However, the future looks bright for the Houston area – the construction and real estate industries are certainly lagging behind other areas of growth in our metropolitan area but the recovery time should not be very long. Most projections show major improvement within one year.

House Hunting
I did find the “right” VE home for the client I mentioned in the last newsletter, and the sale is now pending.

I have a new client, again, waiting for that “right” home. Call me if you are considering selling.

I have a townhouse listed in the Walnut Bend/Memorial area, which could be purchased as an investment property.
